Tenant Policies

Guidelines for a seamless rental experience

Welcome to Flatery! These policies outline the rights, responsibilities, and guidelines for tenants using our platform. Please read them carefully to ensure a smooth and pleasant rental experience.

1. Tenant Eligibility

  • Tenants must be at least 18 years of age
  • Valid government-issued photo ID is mandatory for registration
  • Proof of employment or income source may be required
  • Background verification may be conducted by property owners
  • All information provided must be accurate and truthful

2. Rental Agreement

  • A written rental agreement must be signed before occupancy
  • The agreement should clearly state rent amount, payment terms, and duration
  • Security deposit terms and refund conditions must be documented
  • Notice period for vacating the property should be agreed upon
  • Both parties should retain a signed copy of the agreement
  • Any modifications to the agreement require written consent from both parties

3. Rent Payment

  • Rent must be paid on or before the due date specified in the agreement
  • Accepted payment methods include bank transfer, UPI, and online payment gateways
  • Always obtain and keep receipts/proof of payment
  • Late payment may incur penalties as per the rental agreement
  • Security deposits should be paid via verifiable payment methods
  • Rent increases require prior written notice (typically 30-60 days)

4. Security Deposit

  • Security deposits typically range from 1-3 months' rent
  • The deposit will be refunded within 30-45 days after vacating
  • Deductions may be made for damages beyond normal wear and tear
  • Final inspection will be conducted before refund processing
  • Interest on security deposit (if applicable) will be as per local laws
  • Disputes regarding deductions should be documented with photos/evidence

5. Property Maintenance

  • Keep the property clean and in good condition
  • Report maintenance issues promptly through the platform
  • Do not make structural changes without written permission
  • Tenant is responsible for minor repairs (light bulbs, drain cleaning, etc.)
  • Major repairs are the owner's responsibility
  • Allow reasonable access to the owner for inspections and repairs
  • Use appliances and fixtures properly to avoid damage

6. Occupancy Rules

  • Only persons listed in the rental agreement may occupy the property
  • Subletting or transferring the tenancy requires owner's written consent
  • Guest policies and duration limits should be respected
  • PG accommodations may have specific rules regarding visitors
  • Maximum occupancy limits must be adhered to
  • Unauthorized occupants may result in lease termination

7. Rules & Conduct

  • Respect neighbors and maintain peaceful living environment
  • Noise levels should be kept reasonable, especially during night hours
  • Illegal activities are strictly prohibited
  • Smoking and pets may be restricted as per property rules
  • Common areas (in apartments/PGs) should be kept clean
  • Follow society/building rules and regulations
  • Parking should only be in designated areas

8. Termination & Vacating

  • Provide notice period as specified in the rental agreement (usually 30-60 days)
  • Notice must be given in writing
  • The property should be returned in the same condition as received
  • Complete a final walkthrough inspection with the owner
  • Return all keys, access cards, and provided items
  • Clear all pending utility bills before vacating
  • Provide forwarding address for security deposit refund

9. Emergency Protocols

  • Know the location of emergency exits, fire extinguishers, and utility shutoffs
  • Report emergencies (fire, flooding, gas leaks) immediately to owner and authorities
  • Keep emergency contact numbers readily available
  • Do not attempt major repairs during emergencies - call professionals
  • Cooperate with emergency responders when required
  • Have renter's insurance for personal belongings (recommended)

10. Dispute Resolution

  • Communicate issues with the owner promptly and in writing
  • Use Flatery's complaint management system for tracking
  • Document all communications and issues with photos/videos when relevant
  • Attempt amicable resolution before legal action
  • Flatery can mediate disputes but is not legally liable
  • Legal disputes will be governed by local tenancy laws
  • Maintain all documents related to the tenancy for reference
